What do you charge to sell a home?
3% of the sale price plus VAT, paid by the seller when the deeds are signed. Buyers pay us nothing. The valuation, photos and floor plan are included.
Do tenants pay an agency fee?
No. The landlord pays one month's rent plus VAT for finding the tenant. A tenant pays the first month and a deposit of two months, held by the regional housing office.
When can I see a home?
Monday to Saturday, 10:00 to 19:00, with one of us there. Book on the contact page or by phone; we confirm the time the same day.
Can I buy without living in Spain?
Yes. You need a foreign resident number (NIE) and a Spanish bank account. We book the appointment for the NIE and introduce you to an English-speaking lawyer.
What does buying cost on top of the price?
Plan for about 10% to 12%: transfer tax on a resale, or VAT on a new build, plus notary, land registry and lawyer. We give you the sum for each home before you offer.
